The first phase of the Riverbend Commons development, The Mills, is a student housing development is now leasing! The Mills consists of 240 student beds within 90 student living suites. The development will provide food, lifestyle, fitness and healthcare options within the 20,000 square foot of retail space along its River Drive elevation. Follow the link to apply for a unit!

As development of the riverfront campus for Western Illinois University – Quad Cities began to take shape, Renew Moline and the City of Moline pledged to support this vision by developing the 15.5 adjacent acres to the west into an area which would provide amenities needed by the campus such as housing, food venues and retail and commercial space.

Over a period of about 8 years, the city purchased this riverfront property; tore down the existing industrial warehouse space of nearly 1 million square feet; remediated the site; and made improvements which not only raised the riverfront site out of the 100 years flood plain but which also allowed for the construction of water and sewer mains and a new all-weather road as well as the installation of streetscape lighting.

In the fall of 2012, 3 Corners Development, an Orland Park, Illinois based subsidiary of Madison Construction, was chosen as the preferred developer of the site. The firm began extensive housing and retail/commercial development market studies of the area and revised their initial proposals to include both market rate and student housing units as well as retail and commercial space for Phase I of the development.

The Mills at Riverbend Commons provides not only affordable housing options, but also restaraunt and retail spaces on site.  The first commerical tenant to The Mills at Riverbend Commons was the Happy Joe’s PizzaGrille.  Happy Joe’s PizzaGrille opened in 2014, and provides a unique spin on the traditional Happy Joe’s brand. The more adult-centric atmosphere offers a variety of lunch/dinner options, TVs for sporting events and full bar. They also offer pizza by the slice for students looking for a quick meal before class. The second retail tenant, Sriracha Thai Bistro & Oyster Bar, opened in the fall of 2016. Sriracha offers lunch and dinner, and has some of the freshest seafood in town. Sriracha is also available to cater your next event!

Phases II will mirror Phase I of the development, providing more housing and retail and commercial space that will provide amenities not only to the growing campus but also to Moline’s downtown population as well as the rest of the Quad Cities. Bookstores, coffee shops, restaurants, medical services, boutique and sundries shops and exercise facilities could all be a part of this mix.

The plans for Phase III of Riverbend Commons includes row houses as well as an anchor  “big box” retailer with the intent of a grocery store going into this space.

Riverbend Commons will be the region’s first LEED neighborhood with sustainability and walkability as key focuses. Open spaces embracing the Mississippi River as well as providing exceptional views to this unique natural resource are key elements of the development’s design. 3 Corners has engaged architectural firm Holabird and Root, which is also the designer of Phase II for Western Illinois University’s Quad Cities Riverfront Campus. This continuity of architect for the two projects will make them looks as one larger developer.

Phase I of the estimated $80 million completed development opened in the fall of 2014, and coincided with the opening of WIU-QC’s Phase II expansion.
