KONE CENTRE



PROJECT OVERVIEW - $50 Million Investment

The eight-plus story KONE Centre (formally known as Bass Street Tower) will rise high above the Mississippi and provide an unparalleled view of the adjacent Mississippi River and Bass Street Landing.  This $50 million development will bring retail, office, and luxury living onto Moline's riverfront.  The tower will be supported with a 500-vehicle multi-story parking structure.

This highly anticipated development will refine the skyline and Moline's image as a modern and vibrant city.

KONE Inc., an international elevator and escalator manufacturer, has agreed to become the tower’s anchor tenant demonstrating their commitment to consolidate and maintain a significant presence in Moline.  This will result in the retention of 375 KONE employees.

PHYSICAL DESCRIPTION

The proposed architectural design will include modern steel and glass that will reflect its nearby environment.  Balconies and observations decks will grace the structure's exterior.  At its base, the accompanying grounds will function as public space ideal for gatherings providing superb riverfront access.

The ground floor will include a sought-after restaurant, New York style deli, coffeeshop/internet cafe, and a financial service institution with drive-up conveniences.   The second and third floors will house light-retail and walk-in service businesses.  The next nine floors of Class A office space will be occupied by KONE as well as several unreleased commercial firms. 

The top floors will be built as residential condominiums with unobstructed views of the many twists of the Mississippi, the bluffs overlooking it, and the daily, breathtaking sunrises and sunsets.  It is expected that the KONE sign that crowns the building will be viewable from many miles away.

The building and the construction process will strive to attain Leadership in Energy and Environmental Design (LEED) Green Building Rating System™, meeting the demand for energy efficiency in new building construction.

An adjacent structure connected to the tower will house the parking garage for up to 500 tenants and guests, as well as serve a multiple purpose for Bass Street Landing providing public restrooms, concessions or retail sales, and storage.. The project also calls for the programming of the Plaza at Bass Street Landing.  Such things as an outdoor ice rink, outdoor markets, concerts, and festivals will be pursued.

SCHEDULES


KONE has signed a 15-year lease with Financial District Properties, Rodney Blackwell.  KONE will be the anchor tenant for the tower and lease up to seven stories of the building.  The project has also been given $2 million in state incentives to retain jobs in the Quad City region. 

A development agreement is still under negotiation with the City of Moline; tenants and project financing is still being sought.  Design and engineering work will continue through the year with a hopeful start of construction in the Fall 2009.
